    Jlr - I love it!
Jessey - it will look great!

As for us, I think I mentioned in the irritations thread that our chimney at our vacation house is toast and caused water damage to our oak flooring we installed just 18 months ago. We ended up ripping out the flooring and putting in a very generic carpet. I actually don't hate it as much as I thought I would. It makes that particular room more cozy. However, that didn't solve the water issue which is the chimney is crumbling, pulling away from the house (it's strapped on right now!) and has multiple cracks that allow water to just funnel in AND it has no cap on it. We were quoted to cap it and while it's a manageable number, it wouldn't necessarily fix the issue. So, we are having to tear down the chimney and seal the outside. For the inside, we are going to put in a gas insert (there's already a gas line, thankfully). Long-term, we want to do a full remodel which may or may not result in the whole house being torn down so this is basically wasted money but since we don't know when we will remodel (5-7 years, most likely), we are hoping to get something out of this.

My confession is I'm really excited about it. We can't currently use the fireplace but we put in this super cozy sitting area there so once this is done, it will be my favorite spot to curl up with a book and tea.

    Default More House Renos

Much smaller project than all the others going on in here, but I finally bit the bullet and started staining our old, worn down, ugly orange oak banisters.

Some time this year, when DH can make a decision and stick to it, the carpet, oak lip, oak stair treads, and white foyer tile will be replaced with dark(ish) hardwood floors. And the gross staircase runner will be either removed or replaced.

For now, I am already much happier with the way the staircase looks.

    Before:

    During:

Over the next few days I will do a second coat of stain and then the gloss poly coat.

Sky, having the bannister and rails a darker color makes a huge difference. I really like it.

Our family room project is underway

    The bookshelves are done

They started the base of the cabinets and then organized everything so we could have use of the TV for the weekend. They even set the TV again for us - way above the call of duty

I had fun playing with paint to see how the wall color and trim would look

The hope is that the entertainment center will be done this week (timing will depend on when the electrician can come in)

The flooring was measured yesterday and should be installed in a couple of weeks.

And we've reached out to the painters to see when they can come in.

So, this week....contractor tiled the floor in our laundry room. It still needs a few coats of paint & contractor will finish installing the baseboards.

Contractor, also installed my board & batten wall in hallway/entry!! I LOVE it! I just need to slap on a few coats of white paint!

I still have yet, to decorate our spare room & hang decorations, curtains & swap out different furniture. Buying new furniture, will have to wait.

JLR, I can't wait to see pictures of your board and batten.
