DH and I are currently trying to buy land and we are going to put up a modular home. We love the "New England" look and I have been searching for all kinds of modular home websites. So I thought I would start a thread with some of the websites I have found (which is not alot) ... and if any of you have found really good websites.... thought we could make a "MODULAR HOME WEBSITE" thread...

I don't know where you are, but here's one out of Nebraska (serves the Midwest, primarily): Homestead Homes (http://www.hhoa.net). We are thinking of using them, if we can afford it. They have nice layouts.

Off to check out your links....haven't seen most of those before! :)

ETA - wow, yours are really cool. The houses on the one I posted aren't really colonial, but you never know, right?

Here is one manufacture that we recently bought a modular from that we have in a community. They do both manufactured and modular, so you just have to look at the description of the plans:

Can anyone tell me about how much it costs to put up a manufactured or modular home??? DH keeps asking me about it and most places don't post pricing.

kadee_29 We were <this close> to building a modular home next summer, and then fate intervened and we bought a house instead. Still, I've done a considerable amount of research, and we were in the formal quoting process when we found our new home.

Of course, I have to say that costs will vary wildly depending on location, builder, upgrades, and customization. But here are two builders for the NorthEast that post pretty considerable price lists for a bunch of different models.

These costs include the cost of the house, delivery, taxes, etc. You still need to pay for site excavation and utility hook-ups, foundation, upgrades, customization (if any), and "button-up" work once they put the house on the lot. One of these builders told us that these "additional" costs could range anywhere from $50K to $117K depending on a bunch of different factors. We don't know how true those numbers are because we never got far enough in the process.

Just to let you know that the extra costs for once the house is at the site of $50-115K is pretty accurate. My husband is a GC and just finished a job for a modular home in Boston.
