Hopefully after the weekend I'll be able to show our soon to be house. I can't wait. the people who are renting it are supposed to be moved out over the weekend. It's the house I grew up in and needs some TLC but it's gonna be great.

Everyone's got such gorgeous homes. We're still waiting to buy. In the mean time, we're renting a two-bedroom house which we love (well, we love everything except the lack of central AC - we're going on our fourth week of 100+ temps, and I'm getting a bit tired of being hot).

Wow - DH built that himself?!!! I'm amazed! My DH would LOOOOVE to build his own house one day. Just wondering, from your experience - how hard was it? Did he do all the work himself, or hire a team??? We're just starting to think of options, and I wanted to get your imput! Thanks!! :)

Thanks for the comments, I am amazed every time I see it! My DH is a General Contractor and he did about 80-85% of the work himself (with the help of 2 employees on nights & weekends) > framing / electric / heating / he even did that stone work :eek: (his very first attempt!)
It has been very hard. We went over our construction loan due to DH being a construction snob and needing every building detail to be perfect. We have been at each other's throats for the last 3 months but I see the light at end of the tunnel so we have both relaxed a bit.
If your DH is handy and you are both up for quite a challange (picking out every little detail really isn't fun), I say go for it but BE ORGANIZED. Know your budget and be realistic. Expect delays, and then some more delays but you can really save money overall doing some/ a lot of the work yourself.
We will have about 35-40% equity in our home when we are done, even after the overruns. :D

We bought it in 2003 in a suburb 7 miles north of downtown boston. It's a 1925 center entrance colonial.
We have been working on it nonstop since we bought it, but it's been fun :D . Right now we are putting on a new deck, so excuse the dumpster in one of the pictures. We had to tear off the old one first :) It's a work in progress

Wow thanks Stephanie! It's really quite impressive that a house that huge can be built with 2-3 people! Tell DH he's done a GREAT JOB!
I'm kind of afraid of us being at each other's throats if we were to go through a similar process. I mean, the end result is great --- but getting there, I'm not sure how we'd do it! Right now we're not in the position to do this (we just bought a house), but later down the road it's definitely something we've talked about. Anyway, thanks for the response - I'll pass the info onto my DH. Right now we're clueless about what it REALLY takes to get it done. Permits? Contracts? All that stuff --- we have no idea about.

Whoa! What a stunning Victorian, curlygurl! I love Victorians and yours is just everything a Vict. should be--rambling, turreted, big classic porch, lovely colors. There are a couple of houses here in our NJ town that resemble it and I always drool over them.

Curlygurl--thanks! We really fell in love with the landscaping when we saw it last fall (closed in January), and it's been so much fun to watch all the gardens grow and change over our first spring and summer here. The previous owner(s) did a great job of putting together planting beds that always have something in bloom, which is such a challenge when you get to late July and early August. It's a bit of a challenge to keep up and make sure the plantings I'm incorporating in some of the areas that weren't quite done are as well done as the existing ones!

It is amazing what new windows can do for a home. Our first house was a "cosmetic" fixer-upper. The first thing we did was put in new windows. The house next to me was the same style and had the old aluminum frame, single pane windows too. Once my new windows were in, it was surprising how much newer it made my house look - even with the old aluminum siding. We also converted the furnace and water-heater to natural gas, repainted and recarpeted the interior, updated some appliances, put in new laminate flooring and did some minor landscaping. By the time we sold the house 6 years later, it went for $75K more than we paid for it! :eek:

Now that's music to my ears. the people next door have put new siding and windows in their house and it's made it look totally awesome. We really just need to do the cosmetic stuff. this house has great bones. It's the house I grew up in so I know the house quite well. My parents just wern't the fix it up type people. They are now but then they weren't. I'm just hoping to make it a nice place to live ya know.

You all have such amazing homes! It almost makes me embarassed to post pics of mine, but I figured owning homes like you all are posting will never happen in my lifetime, so I should be proud of what I do have, right? LOL
I totally love my house, we have an awesome yard for a first home, and we have no neighbors immediately next to us!

We bought a 1906 Craftsman in an "up and coming" section of Old Portland (Oregon). We are intending to sell it in a year, and will do the outside cosmetic stuff in the spring.
We are planning to move the gutters (who puts gutters down the FRONT of the house?!), paint the house a grey/green color with white trim, add shutters, re-seed the lawn, add some nice bushes, take down the fence (totally looks ghetto), and take down a HUGE overgrown and rotted cherry tree in the backyard. We have a lot of work, but right now we are making the inside livable.

ETA - that siding on the house is Vinyl, and so far I have found about 4 layers of paint on it! There is another layer of shingle underneath it, as well. SO, we are planning to remove it, and reside the entire house. :)

We have since cut down the tree to the right of the driveway...it dropped a limb and narrowly missed the roof, so it had to go. We found out after the arborist cut it down that it was rotting from the inside out and it was a matter of time until it fell anyway. Could you imagine if it had fallen into our house? That was a 75-80 foot tree, by the way!

kiddo--we spent pretty much every summer of my childhood in a house just like that (my grandparents') in Damariscotta, MEMy dad's uncle, aunt, & cousins are from there!!! One of the cousins and his wife retired up there a few years ago.

Will you still covet when I tell you about the boiler cracking our first winter, replacing 36 windows, the lack of insulation (horsehair!), the knob & tube wiring (we have fuse & circuit breaker too!), the deleading, and the flood in the kitchen (which meant we had to get tile put down over the damaged floor)? Not to mention the projects we still haven't done, like line the chimney, repoint parts of the foundation, paint the house, replace the roof on the turret, finish stripping the wallpaper & painting the bathroom, and redoing the backyard? ;)
Seriously though, I adore our house. I'm just glad a) we got a pretty decent bargain on it, b) many improvements were done by the most previous owner, and c) we have 20+ years to do all our improvements.

We bought all of the furniture at Target - I don't think the stores are carrying it (most went on clearance a few weeks back) but you might find it online. BTW, we love it! Hope you have luck finding it.

Di, yeah, I still covet. :) It's gorgeous. I'm sure like you said it's tons of work...but our stuff is breaking constantly too. I think it's just what houses do. They listen to you call up the bank for your balance and then figure out what to explode to run you dry to the penny.

Three finished bedrooms (two unfinished in the basement), two baths, and a huge finished basement/game room. I never liked ranches and this house strikes me as a bit plain-jane, but we are working on sprucing it up a bit. It the location we couldn't pass up; we are on a little under 19 acres in the southern hills of the Adirondacks. Behind the left hand side of the house is a cute little pond -- we wake up each morning to see deer walking across it. :D

Hi Tanya - the wood is holding up really good - it has faded a bit in the sun/rain but with a little oil conditioner that should bring some of the shine back. The biggest problem we have are Carpenter Bees! They are nesting inside of the coffee table and eating the wood! I've never seen anything like it. I guess these big bumble bee looking insects thrive in the South and like to live in wood :rolleyes: So I've tried to plug the holes with little luck - those bugs are persistent!
The cushions are great - they stay in place and when they get wet they dry up pretty quick w/o discoloring. We're really pleased with our purchase - it truly added a whole new room to our home. :)

Ours is good size (not complaining...although we would like a little more space (for storage and a loft or something for a playroom))....but compared to the houses in other places like Georgia, Florida, ect...the size is alot smaller and a lot more expensive :(

We've been talking about moving out of L.A. for ages and were just up in Portland visiting some friends and checking out the area for the second time. Since then we've added brick sidewalks, a blacked-topped driveway (so glad to be done with the crush and run), and we've slowly started to landscape.
Also, just have to say that I love the houses here that have prarie/craftsman style to them. And, that I am so jealous of those of you buying older homes and doing the renovations. We looked at a 1904 farm house near us when we started our home search, but it was just too much of a renovation for us. While, I know its hard work restoring a home's beauty must be so satisfying.
ETA: The driveway, which you don't see in the photo, is on the right side of the house.

Isle of Palms, South Carolina -- outside of Charleston, right on the beach. All the homes in that area are new and gorgeous (the old ones were wiped out by Hugo) and this one looks so funny just plopped next to your traditionally-styled houses.
I went to college in SC and my roommate was from Isle of Palms. She says that the open areas of that house can be closed off with hurricane shutters so the whole thing turns into one self-enclosed pod. The idea, I'm told, is that there are no "edges" to the house, so the wind skirts around it.

Here is our modest little ranch! We like it, it is a bit too small now, but we have another few years before we plan to move to something bigger. We did ALOT of landscaping to the back, we added the little pond/island thingy and cleaned up some of the plants the other owners had around the front and back as well. Don't mind the crappy fence, we are working with the city to get it fixed, our neighbors don't give a crap about their home, so we had to nail it together to make sure it doesn't fall in our yard.

Did anyone here go through a contractor to build a new construction (besides their hubby :p ) Dh and I were thinking it would probably give us more bang for our buck to hire a companyl, pick out the basic floor plan, and then find the land to build it on, than buy a house on the market somewhere. What do you all think? Would it be a major hassle? Not really save $ in the long run?

We're considering selling our house and moving into a new-build. It could potentially happen by the end of December! :eek: We're not going with a custom home, but a semi-custom. We're looking at David Weekley homes in a master-planned community outside the city. We'll get to pick the floorplan, brick, upgrades and that kind of thing...but they won't paint it whatever color we want and all that. Lots are sold with the home, so you don't have to buy a lot separately. It is in a growing area, so property values should increase. What you have to watch out for in these kinds of things are that the community is well-planned and in a desirable area so that resale value will be high for awhile. Often when you have new builds, you can't sell your house easily if you need to/want to because people can just build their own in the same neighborhood (if it is still being developed).
The community we're looking at is very well planned and seems like they made pretty logical decisions. 5 miles down the road, though, they have a HUGE community on an aerobic septic and well water. The well water tastes horrible and the the community is so large that the aerobic septic makes it smell like a sewage treatment plant. Streets are too narrow and the amenities don't make up for the downfalls. When we drove through, houses were for sale left and right at reduced prices.

DH and I are building currently. We were looking for a house, and everyone we would go into would have to have stuff done to it, even if it was only 5 years old (new paint, flooring etc). We decided to go with new construction because that way we could get what we wanted from the beginning. The neighborhood we are building in has 3 builders available, and it's in a great location with excellent schools. Our lot is included with the price of the home. We actually picked the floorplan we liked, and then the builder showed us which lots it would fit on. We get to pick paint, flooring, brick, roof, siding, lighting. Somethings we could only change for a fee, and most of what is standard for this builder is great. I think we added ~1000.00 of "upgrades". We should close in October.
DH's parents are going to build soon, but they are having alot of trouble finding just a *lot* to build on, without having to use specific builders.

Elenna - thank you! The community was built on the site of an old rock quarry that was shut down because they hit the water table. That lake is 60 feet deep!!

rebjc - no swimming (and no ice skating in the winter), but you can fish (they filled it with trout and other fish at the beginning of the summer) and use small, non-motorized boats.
pilotswife - well, canoeing or kayaking would be fun!! too bad about no swimming. i suppose its a liability issue.

You can't see it but there is a HUGE backyard, a 2 1/2 car garage that is detached behind the house, and shed for the lawn stuff. The deck is my favorite part!

:o Thanks Tosha! We love our house. The inside needed a lot of updating (it was really stuck in the 80s), but after almost a year, it's pretty much exactly what we wanted. Now, we just need to tackle the yard!
We got pretty lucky. Even though we paid what we feel like was an arm, a leg and 2 ribs, due to California's crazy real estate market, it's already increase almost a third in value. However, I think the market will crash before we ever decide to sell. Oh well :rolleyes:
The funny thing is, I was getting major house envy looking through all of these pages. I LOVE the Victorians and am so jealous of everyone that built their own house. There were so many times during our remodel that I was just so absolutely dumbfounded by the BAD decisions previous owners made. Would have been very cool to have everything done the way we wanted right from the start, and not have to spend months stripping horse wallpaper :rolleyes:

Besides re-pointing, brick is maintenance-free. One of it's selling points is that it doesn't need painting. Unless, of course, you paint it. Then you're committed to painting forever.

OMG, we almost did not buy the hosue because of the exterior color! It was supposed to be the first thing we were going to do to the house, but then I got PG and we decided to wait. As soon as 2006 hit, we budgeted a paint job to get rid of it! The original owners were gay and everything in the house was pink also...no thanks!

He is deadset on painting. Many of the homes in our neighborhood are painted brick. I have no idea why so many of the homes have done so but they have. He hates the red so much. :rolleyes: The paint hasn't been bought yet so we will see. Thanks though! I appreciate your input. :)

Not my dream house, but certainly not bad for a starter home. We're in the military so we're moving around a lot and hoping to make some money on this one.
