I've been on the website www.helpusell.com but I can't find where it describes exactly what they do, and most importantly, how much it costs!

I guess they give you a little help above FSBO.

Anyone have any experience?

The only experience I have had with Help U Sell was working with one of their agents on a property for sell-I'm in the appraisal business. This was not an experience I would like to have again. Since they're netting less $ on this type of listing vs. a regular one, they can tend to be less helpful and less available. We had to pull teeth to get information about the home from the broker and get access to the property for the buyer's lender. They took days to return phone calls.

Keep in mind that they're a discount broker, and you'll pay them either a pre-set flat rate (ie: $2000) or a very discounted commission fee (ie: 1% vs. the standard 3-6%). Also keep in mind that while there are good discount brokers out there, generally you get what you pay for when using their service.

This would definitely be a step up from trying to sell the house yourself as a FSBO, and I believe you would be able to get your home listed in the MLS which normally isn't an option available to FSBOs.

Here are some websites with more information about discount brokerages:

I've also perused the website www.fsbo.com to check out properties listed by homeowners.
