View Full Version : So, what went wrong after you listed your house?

We listed our house yesterday. It looks gorgeous. Prior for leaving for work this morning, I glance in the cabinet under the bathroom sink to make sure it's not too cluttered, and I notice: moisture! A leak! We completely re-did the bathroom in December including a new vanity and sink and the nearly brand-new metal pipe has apparently corroded at the bottom of the j-trap. A slow drip... drip... drip...
It seems like right before you sell a car or a house, something goes. Hopefully this pipe will be our biggest problem!
Let's commiserate: What are some of the things that gave out at the worst possible moment for you?

Air conditioning doesn't go on....grr...:mad: luckily i have coverage so all it took was a new thermastat but still!!! We just listed our house on Monday and my stomach is in KNOTS!!

Our house is for sale right now and we are probably going to need a new roof due to recent hail and wind damage. :( The insurance adjuster is coming out this week to take a look but our neighbors are getting a new one so we decided we better get ours checked out as well.

Our house got hit by a hurricane when we were trying to sell it. :) Luckily we already had a buyer, but you'd better believe they wanted to inspect every inch before going through with the sale!

Nothing major (so far) but a few weeks after I listed it, the toilet handle started flopping around and front door lock stopped working....

My condo had a buyer within 3 days of listing. But then the inspector found mold in the attic. My idiot agent wouldn't take the property off the market, so it languished on the market for the next 3 months. If he would have canceled the listing, let me deal with the mold, and then relisted, I bet it would have sold more quickly and for a better price.
It wasn't until the day I moved out that I discovered there was mold in the attics of all the units in the building and that the property manager had been trying to keep it quiet so it wouldn't have to be repaired. Turns out the people who replaced the roof didn't vent it properly.

Let's see...
My brother and husband tagged the wire for the garage electricity (goes from attic of our house to the attic of the garage) while removing a playground. Have to replace it.
One of our folding laundry area doors came off the track - easily fixed, but oy we didn't need that to happen!
Our garage door gave us grief, but luckily we fixed it pretty easily and quickly.
Our line for our outdoor spigots stopped working - fun times for my DH in the crawl space.
That's all so far. But we're currently in escrow - two weeks until closing - and sold after only two folks looked at it. On the market all of 6 days. Hopefully we will close happily and on time with no more uh-ohs.

Central A/C unit went - had to replace the compressor. Good thing we had a home owner's warranty so the cost wasn't TOO bad but....we pulled up the area rugs and the hardwoods had faded BIG TIME. Had to get them refinished to the tune of nearly THREE GRAND :mad: !

Oh did this thread hit at the right moment. We had our house on the market for 3 days, 3 viewers and have a full price offer. The inspector came and the toilet has a small drip leak when you don't put the top of the tank on, this was an issue when we 1st moved in 3 years ago, but not if you put the lid on - the inspector didn't put it back right. That shouldn't be a big deal, just a quirk of the house they can learn to fix right or put a low flush toilet in. Also, small hairline cracks in our slab on the porch so they are bringing a structural engineer in to check foundation :rolleyes: This is annoying because the inspector was from out of town and not qualified to make comments on it. I am 99.9% sure there is nothing wrong, but my stomach is in knots and I can't sleep. I guess it is the nature of the beast in selling and buying. . . until it is done it is nerve wracking!!

Oh Guinness - That is so nerve-wracking! I'm crossing my fingers for you. I know my stomach will be in knots come inspection time. We suspect we'll have to do a new roof. Hopefully, that will be all.
I just replaced the leaky p-trap - I feel so capable! At first, it was backing up worse than ever and I was afraid we had a clog in our wall drain. But I just had the gasket in upside down - lol.

The other thing I have learned through this process is what you think they will want they don't notice or have a problem with (our carpet is in horrendous shape, one shower faucet has hot for cold and cold for hot). So your roof might be just fine. It is so funny when you get the house ready to sell. We did all the little things like touch up paint, clean stuff out, etc. Things we should have done long ago so we could enjoy it.
Anyway, inspection tonight - I will update, and maybe get some sleep tonight;)

Just a few annoyances so far (selling my mom's house):
The hot water heater was acting flaky - either too hot or two cold, and my plumber brother couldn't figure out why, so we replaced it.
The guest bathroom had a leak that we didn't know about - it actually dripped ON my plumber brother when we found out about it. :) He had to tear the ceiling out to replace that pipe. The ceiling has been repaired, but it doesn't look the greatest. Hopefully, it won't hinder anything.
My mom won't let me show the house until they've finished moving now. :rolleyes: She thinks "it's too much of a mess" which for her, means anything out of place. She lives like she is in a museum. So, for the last month, my mother has been my biggest problem with selling her house!

Oh boy, you guys have me nervous! We are putting our house on the market in June. But with 2 kids and a move out of state on the way, we don't have time to do much! We had a handyman fix a few things but we are fully aware of many other problems. We bought the house 3 years ago with these problems; it's a 40 year old house and we figure some funkiness is expected. Still, who knows what a buyer expects!

We had no problems arise...and our buyer didn't want an inspection, so we had nothing to fix. Dream deal!

Nothing too huge. The blower stopped working in the guest bath and DH shorted out a switch in one of the bedrooms.

Our house was hit by a hurricane the day before we moved! Needless to say, the walk-through inspection didn't go too well. There wasn't any damage to the house itself (other than the fact there was no running water or electricity at the time), but the fence was wrecked, trees down, erosion of driveway, etc. The Buyer wouldn't accept a credit for anything. We had to have everything fixed. Obviously, settlement was delayed and it was a real nightmare trying to coordinate everything once we were out of state (did I mention I had a 6 week old baby at the time??).

we're getting ready to list our house soon and our sump pump just died... which almost flooded our basement. and, because of the furnace going out in the winter, the pipes froze to our outside spigot so dh and fil need to fix that too!

mamax2 - yikes, you had an awful experience. I bet you were so relieved when it was all over, or maybe just numb by that point. I have been in this process for 1 week now and it is killing me, I get why my parents will never move.

Termites!!
My townhouse was on the market for quite a while (and vacant so I didn't go over there too often), and just when the spring traffic started up and I was having lots of showings, another agent called to say there was active termite infestation and dead termites all over the kitchen floor!! I had a warranty bond that covered treatment, but the exterminator couldn't get there for 2 weeks. I cleaned up the dead bugs and hoped another swarm didn't appear during that wait. Once it was treated, my husband patched and painted the holes in the wall- the next day I got an offer! The strange thing is the buyer never requested a termite inspection, though I did disclose on the Disclosure Report that the place had been treated for termites but she never asked anything about it. We just closed on Monday so that headache is over.

Nothing too bad except our realtor's assistant screwed up and put us in the open house listing the week before we were actually ready to start showing. We stayed up all night cleaning and and packing (de-cluttering). I'm so glad we went through with the open house instead of cancelling b/c the last people who visited that day ended up buying the place.

Well, less than a week on the market and we got an offer! Full price even (we pay buyer's closing costs to 5k). Friday is the inspection.
No new leaks, everthing seems to be ok. We had it inspected when we bought it two and a half years ago and there was nothing major. Hope nothing major has changed since then!

We're about to list ours but have to wait for our roof to be replaced... again. We had it replaced in June 2006 due to age, hail damage, wind damage, etc. We thought we were good to go but found the attic was covered with mold 2 months ago. Yeah, the roof is less than 1 year old. Nice. :rolleyes: Needless to say we have an atty and are going through the motions of getting the roof replaced.

Well, looks like our sale is a go! We are replacing the roof, but we expected that and our agent is buying the materials. We have to move! We'll be homeless 'til September - looking for a place to sublet...
