I did a search for my city and came up with 45 $1M plus listings - the most expensive of which is this $19M Parcel of land (http://www.mls.ca/PropertyDetails.aspx?vd=&SearchURL=%3fPage%3d5%26Mode%3d0%26vs%3d1%26rlt%3d %26cp%3d%26pt%3d0%26mp%3d1000000-0-0%26mrt%3d-1-0-0%26Beds%3d0-0%26Baths%3d0-0%26f%3d%26ft%3dall%26o%3dA%26of%3d1%26ps%3d10%26p tgid%3d1%26aid%3d6568%26MapURL%3d%253fAreaID%253d3 547&Mode=0&PropertyID=5369975)

It has a 3000 sq foot rancher on the property with potential for multi family development.

For a home alone the most expensive I could find was this $2.488M home (http://www.mls.ca/PropertyDetails.aspx?vd=&SearchURL=%3fPage%3d5%26Mode%3d0%26vs%3d1%26rlt%3d %26cp%3d%26pt%3d0%26mp%3d1000000-0-0%26mrt%3d-1-0-0%26Beds%3d0-0%26Baths%3d0-0%26f%3d%26ft%3dall%26o%3dA%26of%3d1%26ps%3d10%26p tgid%3d1%26aid%3d6568%26MapURL%3d%253fAreaID%253d3 547&Mode=0&PropertyID=5043748)

Well, on ReMax I found a piece of vacant land for $14,000,000.

I know there are some much more expensive in the area, but here's one nearby. It's $17,900,000. Seven bedrooms and eight bathrooms plus three half baths. 17,145 square feet. Bonus Room, Breakfast Room Separate, Eating Space in Kitchen, Family Room, Florida Room, Formal Dining Rm Separate, In-Law/Rental Apartment, Study/Den/Library. Multiple garages, 2 boatlifts and floating dock provide plenty of room for cars and personal watercrafts. Security gates too.

This is how much school district affects price around here:

This house is so-so, in my opinion, but it's in the best school district around here. It's $6.5 million.

http://i15.photobucket.com/albums/a354/agreenbunny/house1-1.jpg

This house is in the crappiest school district. (Most people living on this side of town send their kids to private school, but it still drives down the price.) This is $3.1 million.

Well, I was wondering if that was his house-which was over the bridge from Tampa in Seminole. But he moved back to Tampa Bay from Miami months ago. His house sold for $25 million, so I guess whoever bought it might be selling it for less now and they don't have it listed as Seminole. They have it listed in Belair, which isn't a big difference. Also, the market has changed so much here in the last year. Amazing they are having to ask $8 million less!

I think my county wins thus far, and I'm not even sure this was the most expensive one. For $19,250,000, you get, "This architecturally stunning contemporary residence [which] features walls of glass that accentuate unparalleled panoramic views from la jolla cove to the whitewaters of la jolla shores & beyond. 5 exceptional bedroom suites, 6 full baths plus 3 powder rooms, elevator, theatre, office, art room, 3000 bottle wine cellar. Man I need to make more money. ;)

Well there are a lot more expensive houses in the Minneapolis area but if you just take my small suburb of about 5000 people in a semi-rural area this is the 2nd most expensive listing (the first includes 30 acres of land in a prime development spot so the house itself isn't worth 3 mill). I've actually been in this house at an open house this winter and actually LOVED it. If I had 2.2 million I'd buy it! ;) (FWIW the cheapest house for sale in my suburb right now is $224k)

In my zip code, and less than 2 miles from my house. It's been for sale for a long time:

$8,400,000
4 Bed, 6.5 Bath
12,114 Sq. Ft.
116.67 Acres

http://homepics.realtor.com/image10/http/middletennessee/submit/large/059/823843c.jpg

The home even has a NAME. When I first saw the name on the brick wall at street level, I thought it was a subdivision. Nope. I think they're trying to market the land for "development potential." We don't need another stinkin' subdivision. :P No pics of the inside, though. Bummer.

The #2 most expensive house for sale in my zip code is right down the street from this one ($2.5 million). That's a huge drop-off between #1 and #2. It's not a very ritzy area, it just has a lot of open farmland, and I guess a few people built their dream homes on it.

Just to give you an idea of the difference between the zip code where I live now, and where I grew up, this is the most expensive one for sale back in my "home" zip code:

$585,000
5 Bed, 4.5 Bath
5,330 Sq. Ft.
0.35 Acres

For a scant $16 million, you can buy Larry Ellison's Atherton estate, complete with own website:

http://www.larryellisonathertonestate.com/

On a huge 1.78 acres.

When he put it on the market in 2005, it was listed at $25 million. Guess the market has dropped some?

Larry Ellison is the Oracle guy, BTW, 9th richest American in 2005, don't know about last year.

This is the most expensive home in my zip code. It actually isn't too far from my house. I'm thinking it currently belongs to a country music star, but I can't remember who. This house is in a fairly rural area. New construction in a subdivision on a golf course in my zip goes from $500,000 to just under $2 million.

The most expensive house where we're moving to next month is a "Stately stone 6 bedroom, 5.5 bath English manor" with a private beach, listed at $5.9 million. I could go for a private beach, but what's the deal, they expect someone to manage with only a half bath? Horrors! ;)

There's a local landmark for sale for a mere $6.5 million--the Winchell Smith mansion, called Millstream (http://www.sothebysrealty.com/PropertyDetails.aspx?R=104058005&N=12+4294967274+4294967219+4294966730&No=-1&PSeq=0).

12,000 square feet, 28 rooms, guest house, etc.

Check out the main website (http://www.millstreams.com) for a tour of the whole house. Not my preferred style of decor, esp. in the living room & dining room. It looks like Marie Antoinette threw up everywhere in there. ;)

$2.6 million will buy you this (http://www.realtor.com/FindHome/HomeListing.asp?snum=324&frm=byzip&mnbed=0&mnbath=0&mnprice=0&mxprice=99999999&js=off&fid=so&mnsqft=&mls=xmls&vtsort=&typ=1&poe=realtor&zp=06001&zp=06032&zp=06070&sid=08349D3AF942C&pgnum=33&snumxlid=1069594538&lnksrc=00001):

All I can say about these two houses, with the astronomical square footage, is holy heating bill!

And this one's (http://www.realtor.com/FindHome/HomeListing.asp?snum=320&frm=byzip&mnbed=0&mnbath=0&mnprice=0&mxprice=99999999&js=off&fid=so&mnsqft=&mls=xmls&vtsort=&typ=1&poe=realtor&zp=06001&zp=06032&zp=06070&sid=08349D3AF942C&pgnum=32&snumxlid=1076920678&lnksrc=00001)just as massive. This is the most expensive house I could find in my town on realtor.com, but I hear that the crazy-expensive ones are more secret about their sales.

Here's the description given on the Long&Foster site about the house:

"Hickory Hill, Robert F. Kennedy's Home for over 50yrs, was previously owned by President and Mrs. John F. Kennedy. This handsome 19th Century residence sits on almost 6 acres w/majestic trees and rolling lawns. The residence has 12BDRMS,10.5 BATHS,12FPs, a 38ft living room, pool and pool house, tennis court and stables. "

Hickory Hill? Oh my god, Hickory Hill is for sale? That's just wild. I wouldn't have imagined that property would ever have gone on the market, with its history. I would have figured the Kennedys would want to keep it in the family.

Niobe, the first house is offered for $65M without a kitchen (but a very large space for you to build one) and an incomplete/unfinished interior. So after you pay that you've got to put a bit more $$ into it before it's livable. It's just over a block away from my house, so I have watched them build this for the past few years from an empty lot.

There is another house that is going for a reported $75M less just a few houses up the street. If you live in the PH area, you will know which house it is despite the fact that the realty team is not actively marketing it.

And homes in this area of PH (where the single family houses are) are still selling like crazy!

It's hard for foreigners to own property here in Seoul, but this is the most expensive rental I could find in my neighborhood -- it's $25,000/month, unfurnished, no washer or dryer provided, no dishwasher, nothing but internet and cable.

http://farm1.static.flickr.com/183/464895958_21a8095d6d.jpg?v=0This house has been on the market *forever* and a day. I remember reading an article about it not too long ago that talked about what a problem it was going to be to actually sell it. I think it has major structural issues.

Here's the most expensive house in my zip--

http://homepics.realtor.com/image2/http/fortwayne/listings/large/013/2513704.jpg

$1,799,000, 6948 sf, 1.9 acres

It's been on the market forever, at least 2 years. Funny, I didn't even realize where it was until recently.... it's about a mile from my house and I pass by it all the time on the way to DS's school. It's in a subdivision that has a cheesy, 80s-ish looking sign (and rather unassuming name, Sunset Lakes). I noticed that the little "lake" (more like large pond) had some motorized boats on it and I was curious about the 'hood so I checked it out (most neghborhoods around here allow only paddle boats, if anything). Was totally surprised to see all these monster-sized homes on roving lots!

OK... you guys are going to laugh at me. We live in a very rural area (eastern South Dakota.) DH and I live in a town of about 350. There were 4 houses listed on Realor.com for sale in our town. The most expensive was $92,900 but there was no picture available. I think it's the one they just built on the edge of town, it's just over 1000 sq. feet (about the size of our house.)
Here's the listing for the 2nd most expensive house in town:
local house (http://homes.realtor.com/search/listingdetail.aspx?zp=57241&typ=7&sid=d8ba88615b7246e1b024b4505b693bad&lid=1081250687&lsn=3&srcnt=4)
If I search in the larger town 20 miles from us (population 20,000) where alot of us work (DH and I included) this is the most expensive house:
bigger house (http://homes.realtor.com/search/listingdetail.aspx?zp=57201&typ=7&sid=b122950c5e374ade9bfbc945603632b9&sdir=0&sby=2&lid=1075732443&lsn=2&srcnt=238#Detail)

I'm sure if I searched in the largest local town I'd find something over a mil but that's about 90 miles away.

The most expensive one in Jacksonville is $9,900,000, but they only have a picture of the gate to get into the property. There's one in Ponte Vedra (right down the road, on the beach) that is $12,000,000, though. I'm actually kind of surprised. I would have thought that houses on the river and beach would have exceeded that.

This is second most:

And from The Real Estalker (http://realestalker.blogspot.com/2007/08/george-santopietros-50000000.html):

The children have been screaming and emailing for Your Mama to discuss the big @ss house in Beverly Park that has recently hit the market for a bank account draining $50,000,000. They all want to know, who does it belong to? Well children, Your Mama happens to know who owns this house. It was built on speculation by a gentleman named George Santo Pietro, whose name some of you may recognize as the ex-huzband of letter turner Vanna White.

Only time will tell if Mister Santo Pietro will get anywhere near the $50,000,000 asking price. After all, it's not the only house on the open market in Beverly Park. Across the street, a 17,826 square foot mansion owned by beer baron Adolf Coors has long been on the market for $34,000,000, and the 10 bedroom and 15 bathroom house at 27 Beverly Park Terrace owned by Indonesian biznessman Han Moeljadi is on the market for $29,000,000.

wow, on Remax.com there are over 500 listings over $2M in my area.... yikes!!

In Paradise Valley, AZ (Phoenix, basically) where many rich and famous people live.

I seriously wonder what this would go for in CA... Real estate here is pretty decent, even with the big explosion over the past 2 years...

There's a 5 min news clip about it here (http://www.mccunemansion.mikezampino.com/pin%20mccune.wmv)
Price $20,000,000 (apparently reduced by $5M since the news bit)
150 rooms
Bathrooms 36
14 car garage
Living Area 54,000 Sq Ft

a family of 4 used to live here.... the Hormels. Yes, that Hormel.

Yeah, it looks like the White House decorated by Liberace to me. ;)

However, I would kill for that kitchen and that lake view. Very nice.

Wow! That really looks like a motel from the distance shots. And not a luxury hotel, like a motel 6. It looks better close up. :p

***

Here's what we have going ... I live close to downtown, so we don't have giant estates. We max out at a few million.

The most expensive house for sale in my zip is only $3.6 million. It's only on a 14,500 sq ft lot, though!! (0.33 acre)
http://i124.photobucket.com/albums/p12/SiValleySteph/houses/exphouse1.jpg

The second most expensive is $3.45 mil and is only on a 10,400 sq ft lot! That's crazy. I did the conversion - it's not even a quarter of an acre - .24 acre.
http://i124.photobucket.com/albums/p12/SiValleySteph/houses/exphouse2.jpg

This beauty is $1.875 mil. It's being sold for land only. You get a whopping 19,602 sq ft, almost 1/2 an acre! (0.445 acre) It's under contract, so you're out of luck if you were hoping for this one.

Screened porch overlooks Pennsylvania stone patios/pool. Newer copper roof, gutters and downspouts, Cypress siding. Four separate pastures. Two acre lake. Barn with apartment. I'm laughing - 30 year mortgage at today's rate and 20% down would get you roughly a $300,000 monthly payment. And sadly - the county tax value on the property is only $13,000,000 - how's that for selling up!
